Ras Al Khaima

Ras Al Khaimah is the fourth-largest emirate of the UAE, with its own real estate market rules. Property transactions are registered by the Lands and Properties Sector of Ras Al Khaimah Municipality, and developers and projects are supervised by its Real Estate Regulatory Administration (RERA-RAK) – not by the Dubai Land Department.

Under RERA-RAK rules, every developer in the emirate must be licensed and registered with RERA-RAK, and a developer selling off-plan units must register the project and open an escrow account for it. A developer may advertise a project only with written permission from RERA-RAK.

Many new projects are being built on Al Marjan Island by the master developer Marjan: four coral-shaped islands with about 23 km of coastline, Rixos, Hilton, Radisson and Mövenpick hotels, promenades, running and cycling tracks, parks and children's play areas. According to Marjan, Ras Al Khaimah International Airport is about a 25-minute drive away, and Dubai International Airport is about an hour by motorway.
